Perfect location and very good customer service. The room, on the other hand, was extremely tiny. We booked what was advertised as a double studio apartment, but the room was slightly larger than the size of a double bed. In fact, the fridge door couldn't be opened completely because it hit the bed..
That being said, though, it was a nice stay and not so bad in terms of value for money. I would recommend this to single occupants only.

Couldn't stand tall in the shower (it is built under a staircase).
Although located near Paddingtion Station and Pread street the surrounding is very quiet at night.

This hotel is perfect for someone who'll be out and about all day.
It's VERY small (our room was) but extremely clean (no nasty carpets..) and it suited our purpose perfectly.
I would defenetly recommend this hotel, the location is superb and I cannot fault it.
So if you want a clean and comfortable (yet small) place to stay, this is the one for you.

Room was clean and functional. Not much hanging space although overall was adequate for a single traveller. Would have been very cramped for two in this double! Ideal for my purposes and very close to Paddington, restaurants and pubs. Also, many late night convenience strores close by for the essentials. Room was serviced only once in five nights.
Good... but would try looking elsewhere before booking again.

For being in Zone 1 it's really not a bad place to be in terms of proximity (approx. 10 mins away from Paddington tube station), the rooms were very clean and the staff were very friendly.
HOWEVER, the room we were given was *TINY* and not AT ALL similar to anything displayed on the website - I had to climb over the double bed in order to reach my bags (which I had had to cram in between the bed and the wall due to lack of anywhere else to put them). The bathroom was even smaller and the shower was a claustrophobe's worst nightmare ... the windows were also very, very small and looked out across a 1.5 metre squared storage yard and into the basement corridor meaning that if you opened them in an attempt to get some small relief from the cumulating humidity, anybody walking by would be able see you in the bathroom so it becomes a choice between being uncomfortable and humid or having privacy...
That said however, if you're renting a studio apartment in Zone 1 for a couple of days then you're obviously there to visit London and so you won't (or shouldn't!) be spending enough time cooped up in the little room for it to become an issue and so if you're happy with 'conveniently located' and 'clean' then The Dylan House would be a good choice.
One final thing to be aware of is the appearance of sudden charges requested on arrival which were not stipulated at the time of booking. These were a £400 pre-approved charge as a damage guarantee - fair enough, but I would have preferred to know before arriving (the charge was reduced to £250 as I wasn't able to accommodate £400 in the case that it was needed, so that was nice of them!) as well as being required to pay for the room on arrival, despite it saying on my confirmation sheet that payment could be made either on arrival OR on check-out. Also, we asked two different people each on separate occasions if it would be possible to leave our bags there on the check-out day since our return journey wasn't until quite late, and we were told *twice* that this was fine (and nothing more)... on attempting to do so we encountered one of the cleaning ladies who indicated to us where to leave our bags (nobody else was present). We left the hotel and called them just to confirm to reception that the bags were indeed ours (as opposed to suspicious or random packages) and were only *then* told that there was a £10 holding charge... When we went to collect our bags, yet another receptionist was there, on the hotel phone chatting about facebook, reading a magazine and didn't even question us when we collected our baggage... we could have taken our bags and helped ourselves to anybody else's bags which may have taken our fancy, as could anybody else walking in from the street! But it is situated in a relatively calm area so no major worries there (but sill!) ;-)
In short, humid shoe-box rooms complete with pop-up charges. BUT very clean rooms, welcoming and polite staff, VERY conveniently located and easy to find, calm area and great price for Zone 1. If I couldn't find roughly the same elsewhere in Zone 1 then I would definitely stay there again.

The two rooms I was in were clean, fresh and quite modern (apart from one dodgy picture in each room). On the downside the rooms were quite small especially the bathroom and the rooms were very close to each other.
However the staff were very helpful and it is brilliantly located Paddington station @ 5-20 mins away which takes you to central London. The local area was great too. I would recommend this hotel for business trips, especially those on a budget.







Not at all satisfied with our stay! We stayed in a double 'studio' room, it sure fills the requirement of a studio but in whats probably the size of your home (master)bedroom.
(There is no disabled access)
We were not greeted upon enrty and had to walk up to the office, there the staff member didnt even acknowledge us until we said the first greeting. He required a copy of photo ID AND a credit/debit card, which we were NOT told about, my driving licence was taken off me and photocopied without an explination, we were then asked to pay straight away.
The hotel did not have enough change to give us back so he said he would give it to us upon check out BUT upon our check out, there was no one to be seen anywhere! Except a lovely cleaner downstairs. There was no means of contact from the hotel about our money that we are STILL OWED.
We had the pleasure of staying on the first floor in number 23, cramped yes but thankfully we spent all of our days out in london and only came back to sleep. There was a constant thumping above us which i recall starting at 7:30am and finishing around 11:30pm.
